Why have a Behaviour Policy?

For any tenant, it is useful to have a clear anti-social behaviour policy in place. This will clearly establish:

  • what behaviour you expect from tenants during their tenancy period in your property;
  • how they should treat their neighbours; and
  • then what you do to tackle complaints of anti-social behaviour.

Feel free to alter or delete any clause that you wish to. As some of the clauses have quite a lot of detail, you might not always wish to use all such parts of the policy.

In the first two bullet points after clause 4.2, delete the phrases in square brackets if these do not apply.

For the bullet points after clause 7.2, fill in how a complainant might contact you and when.

Next, in clause 8.2, you then complete the appropriate timescales you aim to keep to for the policy.

For clause 10 in the anti-social behaviour policy, if you do not actively support victims in this way, the please delete the whole clause. If keeping clause 10, please consider in clause 10.5 if you arrange for interpreters.

In clause 13.1, if you do not have a separate confidentiality policy or privacy policy, then please obtain one from us. Insert the correct name of your policy.

In clause 16.2, consider if regular reports are made to senior management or to another specialist team if you have one.
